In these years the development of domestic hotels has stepped into a new age as domestic economy has developed fast. The hotel funding has been the focus of the domestic investors who has gained a lot of investment by the overseas hot money and funding. But look nearly China investment industry market, there’re some problems existing in the hotels funding for example the instability market, the occupancy rate wholly depending on the meeting, the low occupancy rate, seriously disparity in the investment and producing in the less developed cities. Besides the structural behavior in the hotel funding, the financial crisis which begins this year may lead to a shrink in large part of the tourism market. So some people said, the hospitality winter has come, which has emerged and influenced in all aspects of our life.
近幾年國(guó)內(nèi)經(jīng)濟(jì)高速發(fā)展,酒店業(yè)的發(fā)展也可以稱得上是前所未有的大飛躍。酒店投資成為國(guó)內(nèi)投資主體關(guān)注的熱點(diǎn),獲得了海外熱錢、海外基金的大量投資。但是近觀中國(guó)投資業(yè)市場(chǎng),我們不難發(fā)現(xiàn),酒店投資也存在一些問題:比如,盡管經(jīng)濟(jì)發(fā)達(dá)地區(qū)的酒店入住率較高,但是二三線城市的酒店存在很多不明朗因素,包括市場(chǎng)不穩(wěn)定,入住率完全依賴會(huì)議,入住率不高,投入和產(chǎn)出存在嚴(yán)重的差距等。除了酒店投資的本身結(jié)構(gòu)性問題,始于今年的金融風(fēng)暴可能還會(huì)造成旅游市場(chǎng)的大面積萎縮。有人稱之為:旅游酒店業(yè)的冬天來了。我們可以發(fā)現(xiàn),經(jīng)濟(jì)蕭條對(duì)我們身邊的生活、旅游、酒店、餐飲、娛樂都造成了影響。那么,應(yīng)該采取什么樣的措施來面對(duì)經(jīng)濟(jì)蕭條下的困難形勢(shì)呢?
首先,投資酒店要保證物業(yè)未來能夠長(zhǎng)期增值。酒店為物業(yè)的類型之一,其長(zhǎng)期的保值增值成為許多酒店盈利的模式。作為酒店的投資商,我們不應(yīng)當(dāng)只考慮酒店目前的價(jià)值和每年的收入,更應(yīng)該考慮它未來的潛力。而酒店的未來價(jià)值會(huì)受到多方面的影響,例如我們會(huì)考慮附近的交通狀況是否方便、購(gòu)物旅游是否配套、人氣旺衰,這些因素都會(huì)影響到酒店的地段好壞,影響到酒店將來的營(yíng)業(yè)狀況特別是入住率。此外,酒店也會(huì)因貿(mào)易的稀缺性獲得旅游的增值。我們?cè)趶氖戮频杲?jīng)營(yíng)的時(shí)候發(fā)現(xiàn),在政府興建的開發(fā)區(qū)、龐大的居住區(qū)、大型商場(chǎng)和會(huì)展中心、城郊景觀區(qū)域內(nèi)的酒店,都具備很強(qiáng)的增值潛力。舉一個(gè)典型的例子,北京的世紀(jì)城酒店,新建之初生意十分慘淡,但經(jīng)過周圍居民區(qū)的逐漸建立,從小區(qū)的二期開始后,收益逐漸回轉(zhuǎn)起來。因此我認(rèn)為,選擇一個(gè)有著很大的升值空間,但是目前還處于冷區(qū)或者溫區(qū)的階段進(jìn)行投資,可實(shí)現(xiàn)酒店業(yè)的巨大增值,尤其是在目前市場(chǎng)比較低迷的狀態(tài)下,更能收到低成本高收益的效果。投資酒店的趨勢(shì)是多元化的,除了選擇自身的好地段,我們還可以通過在寫字樓、商場(chǎng)設(shè)酒店,彼此相互帶動(dòng)增值。
